Custom Home Builder in MetroWest, MA. Ten Towns, One Standard.

Custom home builders in MetroWest MA are not interchangeable. A teardown in Newton, a twoacre build in Sudbury, and a historic-district renovation in Concord are three different projects with three different permitting paths and three different budgets. VS Construction has built across MetroWest since 2017, running every project on a pre-construction-first process with open budgets, organized job sites, and daily progress updates you can actually see.

WHAT WE BUILD ACROSS METROWEST

Every project in our portfolio of completed MetroWest homes – custom home, renovation, or addition – was built under the same process and one contract.

Custom Homes

Ground-up construction on your lot or a property you're evaluating. One team accountable from feasibility through handover.

Whole-Home Renovations

Gut renovations that change how a house performs, not just how it looks.

Additions

Expansions designed to read as original to the house. Structural, mechanical, and exterior work planned together so the addition does not announce itself from the street.

THE METROWEST TOWNS WE BUILD IN

The Inner Ring: Waltham, Newton, Needham, and Wellesley

Established neighborhoods where nearly every custom home starts as a teardown. Lots are tight, abutters are close, and design review is active. Success here depends as much on running a clean, organized job site twenty feet from a neighbor’s kitchen window as it does on the finished house. Our office sits in Waltham, and we cover custom home building in Waltham in more detail on its own page.

The Route 9 Corridor: Natick and Framingham

A mix of infill lots and larger parcels. Approvals in Natick and Framingham are generally more straightforward than in the inner ring, and this is the part of MetroWest where a given budget buys the most finished square footage. Good territory for families who want scale without leaving the corridor.

Outer MetroWest: Wayland, Sudbury, Lexington, and Concord

More land, and a different set of variables. Wayland and Sudbury parcels often involve conservation commission jurisdiction, septic rather than sewer, and longer utility runs. Lexington and Concord add historic review to the equation. These are rewarding builds, but the site work and approvals need to be priced honestly at the start rather than discovered in month four.

WHY BUILDING REQUIREMENTS CHANGE FROM TOWN TO TOWN

Zoning setbacks, lot coverage limits, historic district review, conservation jurisdiction, and energy code adoption all vary across MetroWest. A design that clears review in Framingham may need real changes to clear it in Wellesley. Several MetroWest towns have adopted the Specialized Stretch Code, which affects mechanical systems and envelope design, and adoption is not uniform.

This is the part most homeowners underestimate, and it is the part that quietly moves timelines by months. We confirm the permitting path for your specific town during pre-construction and manage the full approval process ourselves, in whichever town you are building in.

WHO WE BUILD FOR

Professionals who want the process documented.

If you evaluate vendors on process, reporting, and paper trail, you will recognize how we work. Open financial tracking, daily progress logs, and a defined decision cadence. You should never have to chase an update.

Homeowners building their last house.

Single-floor living, aging-in-place detailing done without making a home feel institutional, and materials chosen for low maintenance. Schedule matters most here, because many of these builds are funded by selling an existing home and the two timelines have to line up.

Multigenerational households.

In-law and au pair suites with genuine separation, second or spice kitchens with the ventilation and gas capacity to match, dedicated prayer or meditation rooms, and Vaastu-aligned orientation. These decisions change structure, plumbing, and mechanicals, so we plan them in pre-construction rather than in finish selections.

Frequently Asked Questions

How much does a custom home cost in MetroWest, MA?

Most MetroWest custom homes run $1.5 million and up, all-in, with the final number driven more by lot condition, site work, and finish level than by square footage alone. Inner-ring teardown lots in Waltham or Newton carry different site costs than a larger outer-MetroWest parcel in Sudbury or Concord. We build a real budget during pre-construction before you commit to design, so the number you plan around is the number you build to.

What towns does VS Construction build in across MetroWest?

VS Construction builds in ten MetroWest towns: Waltham, Newton, Wellesley, Natick, Framingham, Needham, Wayland, Sudbury, Lexington, and Concord. The office is in Waltham, which puts every one of those towns inside a short drive for daily site presence. If your property sits just outside that list, reach out anyway. We take projects in neighboring communities when the fit is right.

Do permitting requirements differ between MetroWest towns?

Yes, and the differences are significant enough to change a project timeline by months. Zoning setbacks, lot coverage limits, historic district review, conservation commission jurisdiction, and energy code adoption all vary town by town. Concord and Lexington carry meaningful historic review. The outer towns more often involve conservation and septic. We manage the full permitting process in whichever town you are building in.

Can you build on a lot I already own, or do I need to buy land?

Both work, and most MetroWest custom homes are built on lots that already have a house on them, because buildable raw land in these towns is scarce. We evaluate your existing property during pre-construction to confirm what the zoning allows, whether a teardown and rebuild makes more sense than a renovation or addition, and what the site work will actually cost.

Is VS Construction licensed and insured in Massachusetts?

Yes. VS Construction is a licensed and insured Massachusetts general contractor, and every MetroWest project, regardless of town, carries the same insurance coverage and warranty terms at handover.
